If you've recently inspected a property or simply want to fill out your details & take your application to an Open for Inspection, click on the thumbnail below & print off an application form and either post it to: Engage Property , 603 Pacific Hwy, Belmont NSW 2280 or hand over to the Property Officer at the Inspection.

INSPECTING AVAILABLE PROPERTIES

"open for inspection" is conducted on all property. these inspections are not advertised. to obtain times/dates you are requested to provide us with your mobile number and you will receive an sms before the inspection, advising you of the address, time, day etc. contact us on 0249455546, fax 0249477888, or email action@engageproperty.com.au

APPLYING FOR A PROPERTY

You will need to complete a Tenancy Application which includes, personal information, employment detail, tenancy history and referees. We also require you to include a copy of your photo ID, rent receipts and any other supporting documentation. We endeavour to process applications within 4 days of being received complete.

APPLICATION APPROVAL

Once notified of your application being approved, you should immediately arrange for one weeks rent to be paid as a deposit and finalise an appointment to complete the Residential Tenancy Agreement and related documentation.

At your appointment to complete the Residential Tenancy Agreement, you must pay the following by cheque:

Pay: An amount equivalent to 4 weeks rent as a bond, your first two weeks rent less any deposit previously paid.

When all necessary paperwork is signed and all money paid, you'll be issued with the keys to your new home, and a special tenancy pack that includes all documents and information required.

PAYING RENT

Rent is payable fortnightly in advance. If at any time you are unable to make a rental payment, on or before the due date, please make immediate contact with us.

BOND

Your rental bond will be lodged with the NSW Department of Fair Trading. The bond is held as security against any damage or undue wear and tear. The bond will be refunded promptly after you vacate, provided the property is left in as close as possible to the same condition as when your tenancy commenced and there are no monies owing.

The bond is not intended to be used for the last months rent, when vacating you must continue to pay rent until your vacate date.

ROUTINE INSPECTIONS

During the course of your tenancy, the premises will be inspected periodically by Engage Property Management. These inspection are detailed but do not take up a great deal of time, a check list will be sent to you prior to the inspection time, we ask that tenants take the time to fill out these forms and list any repair issues that they have noted while living at the property. All repair issues are passed onto the owners for approval.

INSURANCE

We strongly urge you to insure your personal possessions against any loss, damage or theft.

ELECTRICITY, GAS & TELEPHONE

It is each tenants responsibility to have the appropriate account placed in his or her name(s) and then to arrange to have a meter reading, prior to vacating the premises.

MOVING OUT

Your Residential Tenancy Agreement is a legal and binding contract. You can terminate the Residential Tenancy Agreement in the following ways -

  1. If you intend to vacate at the end of your Residential Tenancy Agreement you are required to give fourteen (14) days written notice prior to the expiry date on the lease.
  2. If the lease has already expired, you are at liberty to continue living at the property or to vacate. If you intend to vacate, written notice to that effect must be received by our office at least twenty one (21) days prior to the vacating date.
  3. If however, unforeseen circumstance arise and you have to vacate prior to the expiry of your lease, please contact us immediately and we will endeavour to find another suitable tenant. However, you will incur costs as a result of breaking the residential tenancy agreement.
